Louise Roos couldn’t stay away from the South Surrey site where her new home was going up. As a former welder-turned-structural engineer, she couldn’t resist dropping by — almost daily — to see how Miracon Development and its crew were doing in building her single-family home.

“They told me ‘Well, you can go inside, Louise, but just don’t start giving orders to workers,’” she laughed. “I was able to look at everything, from geotechnical aspects and the foundations, to work by their different trades — everything.”

As a consulting engineer, she says she has seen her share of homes that are poorly constructed, “but I was very impressed and very happy with Miracon’s work.”

Those kind of kudos should come as no surprise to buyers or people in the business. Miracon is a frequent finalist in both of the development industry’s major awards: the Georgies and the Ovation Awards. In fact, the company won a Grand Ovation award for “Single Family Builder of the Year” earlier this year.

Jas Rai, Miracon’s in-house interior designer and spokesperson, says the company had an amazing response when it opened its show home to the public earlier this month. “We probably had more than 100 groups through the first day,” she said, “and we really didn’t advertise it; people really love the feel of the homes.”

Rai said the homes, which will be ready for occupancy by next spring, range between 2,418 and 3,600 square feet, and feature 10-foot-high ceilings on the main level and nine-foot-high ones in the completed basement.

What distinguishes Southside from Miracon’s other developments in the area — the sold-out Westside and the still-for-sale Southcrest developments — is their comparatively lower price, Rai said. With homes starting at $1.18 million, she said Southside is well suited for young families looking to move up, perhaps from a townhome, into a single-family home.

She described the subdivision as quiet and on top of a south slope, with some homes having a view of White Rock’s Semiahmoo Bay in the distance. At the same time, Morgan Crossing with all of its shops, and the new Grandview Heights Aquatic Centre, are both walkable. Southside is also an easy drive from several local golf courses.

“It is really a peaceful and serene pocket that is tucked into an urban area,” she said.

The homes are a blend of both a contemporary look, with oversized windows and durable Hardie board siding, and the traditional Craftsman style, with peaked roofs and pillared front porches. One feature that helps keep prices down is that the lots are all under 6,000 square feet, with the average at about 3,000.

Roos says that is just fine for her and her fiancé, who wanted to avoid the kind of maintenance Roos had in her former quarter-acre home nearby. They plan to construct a deck and to have a hot tub and barbecue.

Rai said Roos fits into the demographic Miracon was aiming to appeal to with Southside.

“We have a move-up demographic and we also have local empty nesters who are looking to downsize and have less maintenance and yard, but they still want to have a single-family home that feels spacious.”

Roos said she and her fiancé considered downsizing to a townhouse, but really wanted to avoid the restrictions of a strata while benefitting from the appreciation of a single-family home. With an eye to future travel plans, she also had Miracon finish the basement as a self-contained suite, giving them the option of either living in the basement and renting out the rest of the house, or having someone live in the suite watch over the place while they travel.

Southside homes are built with open-concept designs for the main level. All homes come with modern wide-plank engineered flooring on the entry level. Finishing details include classic raised panel interior doors and moulding and trim. Staircases are done in contemporary glass and custom railings.

Gourmet kitchens are finished in contemporary or classic cabinetry and quartzite countertops with custom oversized backsplashes. Appliance packages are premium Jennair, featuring a french-door fridge, dishwasher and a gas range.

Bathrooms are equipped with premium plumbing by Kohler, energy-efficient LED vanity lighting, quartzite counters with undermount sinks and high-efficiency toilets. Master ensuites include a frameless glass shower with full-length body sprays and a multi-function shower head. Flooring is spa-inspired oversized porcelain tiles.

Buyers can choose from several options, including a side-by-side washer and dryer, heat pumps and air conditioning units, heated bathroom floors, finished garage flooring and LED interior/exterior pot lights and an entertainment bar in the basement.
