Amend the land use designations at 3411, 3415, 3421 and 3435 Galloway Avenue from School/Park and Street Oriented Village Home to Conventional Townhomes, Small Village Single Family, Neighbourhood Parks and Natural Open Spaces, and Environmentally Sensitive Area (Attachments 1 to 5). Update a planned “Nature Trail” located within 3421 and 3435 Galloway Avenue to replace with an “Urban Multi-use Trail” located on the east side of Soball Street (Attachments 5 and 6).

• Application Summary: The applicant is proposing to: Rezone the subject site from RS-l One-Family Residential to CD-44 Comprehensive Development Zone – 44 to construct a 38-storey condo tower, a six-storey condo building, and two six-storey purpose-built rental buildings with an overall floor area ratio (FAR) of 5. 5; Consolidate 11 subject properties (595, 597, 601, 605, and 609 Westley Avenue, 639 Elmwood Street, and 600, 604, 606, 612, and 6l6 Kemsley Avenue), and accommodate dedications totaling an area approximately 772. 5 m2 in size to facilitate the construction of a roundabout, and the widening of Kemsley Avenue and Elmwood Street.
